This document is to help you have the Ultimate Off Grid Experience, which is usually just like a regular house, except for the understanding that you are close to nature (so we can’t control rain or heat or fog) and resources are limited - so it’s important to pay attention. Don’t Panic :)
This setup has been in place for years, and is maintained regularly. Usually things work great and nobody has any problems ever. Occasionally a guest pushes the wrong button or we’re not around to check a gauge when it’s needed… this happens with real houses too, so thanks for your good attitude!
You can text 310-383-1145 if you need help with anything - we’re very responsive for reasonable requests and urgent matters. Otherwise, we value your privacy - have fun on the mountain!
Driving Directions:
You will NOT get lost if you follow the directions 🙂
BEFORE you drive into the hills, make sure the GPS location is on your phone or car.
Reception is very spotty in this area.
If you do not lock the location, it will sometimes send you to a green gate further up the hill.
Dreamore has 2195 painted on the curb, next to our mailbox and cement Chinese pagoda.
You will also see a black sign with “Dreamore” on it, inside the gate.
Our private road is called Swenson at the top, just off of Saddle Peak Rd.
It changes name to Little Las Flores further down, but it is the SAME ROAD.
There’s a line of mailboxes and a NO OUTLET sign where you turn.
Please drive carefully on our private road. It has two lanes, but no painted center line.
Drive through the gate and close it behind you.
Look for the patio structure on your upper right.
Park under the carport, not the open areas.
Use the small set of stairs to get to the patio level.

Keep the gate closed/locked at all times.
Sometimes we’ll leave it open for your arrival.

TWO GUESTS ONLY: no parties, no extra guests, violation of this policy is serious.
This is a quiet neighborhood, and sounds travel far even if other homes are a long distance.
So please respect the peaceful enjoyment of this area, especially after 11pm.
PET POLICY:
We love animals and are happy when dogs/pets can be in nature and feel free.
Please make sure your pet is FLEA TREATED so the trailer and catio remain flea-free.
We recommend you keep your pet on leash except inside the catio, especially after dark.
There’s other wildlife, some burrs and foxtails off the trails.
We’ve never seen ticks here but cannot guarantee they aren’t in the forest somewhere.
DO NOT ALLOW YOUR PET IN THE HOT TUB!!!! And pick up your poop.
FIRE SAFETY:
The owner’s prior home burned to the ground in the Woolsey fire.
There have been TWO fires in this area in the last 4 years, one from a different AirBnB.
If not for LAFD, the entire area would be blackened and destroyed.
So it is IMPERATIVE that you do not smoke, do not light fires, NOTHING unsafe.
We are healed from our fire experience but still - need to emphasize the issue.
OFF GRID OVERVIEW
You shouldn’t have to do anything special except knowing that resources are LIMITED.
Read this information carefully, just so you know what to do if there are any issues.
WATER:
The trailer tank has enough water for 48+ hours of normal use, assuming you wash dishes, brush your teeth, and 5-10 minute showers, etc.
If you run the tank empty, you can refill it behind the trailer with the hose & filter that leads into the trailer tank. Flip the lever, see that the water is filling, and set a timer or pay attention: it’s usually 5-10 minutes to refill, but if you forget - you’ll drain the upper tank and that’s no bueno.
Dreamore gets water from a well, just like all the houses in this area. We have to run a generator to pump water from the well. We don’t want to have to do that while you’re visiting.
The water is healthy to drink and tested regularly - it has a LOT of minerals but is clean. We have a filter on the tank and a softener filter on the shower head.
SOLAR POWER: 110 vs. 12v systems:
We invested in a Renogy solar/inverter system that maintains perfectly for sun/power needs.
The inverter gives you 110 power to plug in a laptop, charge a phone, wifi, and tub circulation.
NO HIGH POWER DEVICES THOUGH.
Hair dryer, microwave, vacuum cleaner, etc. will trip the system and shut off the 110.
12v systems are running the lights, pumps, USB chargers, and hot tub propane heater.
KITCHEN: If you want to cook, use the stove or BBQ grill (not the microwave).
Push the igniter and then turn the knob to light the trailer stove, just like you do on a grill.
It tends to heat up the trailer, which is nice in winter, not as nice in summer - plan accordingly.
The kitchen is fully stocked, and your host has cooked many three-course gourmet meals here.
The fridge runs on propane - it’s more efficient that way and specially designed for RVs.
If you see an orange light above the fridge door, that means the propane is out.
You can test this by turning on a burner - if it doesn’t light, that confirms.
We make sure you have plenty of propane before arrival, but text me if this happens - I can fix.
TOILET:
The indoor flush toilet uses a foot pedal at the lower right.
Please be conservative with toilet paper so it does not clog.
If the flush is not strong enough and you need to rinse any brown down…
The shower head easily reaches the toilet, to keep it clean and sanitary.
Sometimes little gnats get in the toilet; if you see any - boil a kettle of water and pour it down.
It’s good for the system anyway, because it dissolves excess TP.
The little shed just behind the trailer is a compost toilet. It’s environmentally kind!
We prefer you use the compost toilet for #2 - instructions for use are inside that bathroom.
Men can pee discreetly outdoors if they like (it’s nature! And it deters wildlife).
HOT TUB:
The hot tub will circulate at all times, and it is already cleaned/prepped for use.
Do NOT turn off the circulation - you shouldn’t need to push any buttons on the tub screen ever.
PLEASE RINSE BEFORE ENTERING and no oils, lotions, dirty feet, etc.
If you have long hair, please tie it up, so hair doesn’t get into the system - thanks so much!
Remove the cover for use, and replace the cover when not in use AT ALL TIMES.
Make sure the cover is NOT placed face down on the ground, or dirt will get in the tub.
It’s a small and pleasant tub - easy to keep clean and enjoy with these simple steps.
DO NOT USE THE HOT TUB ELECTRIC HEAT - USE THE PROPANE SYSTEM
Observe the tankless water heater and filter on the patio wall - that’s the tub heater.
The two hoses that run into the tub are part of that system - do not remove them.
To turn on/off the heater, flip the switch on the black box by the trailer ladder.
You will hear the filter noise and the igniter clicking, and see the gas light up in the tank.
DO NOT SHIFT THE LEVERS ON THE TANK - it is set at a level that’s already very hot, and if you turn it up hotter, you will likely scald yourself and it will SHUT OFF for safety.
If you see the flame go off or don’t feel heat, don’t panic.
Just turn it off, give it a minute, and turn on again.
Sometimes the pump chatters a bit - air can get inside if a prior guest has bumped the hoses - it will sort itself or just don’t worry about it if otherwise it’s heating properly.
Do NOT leave the propane heater unattended.
IF THE HOT TUB STARTS BEEPING E02: There is a reset button on the tub plug under the little black plastic bin IF you accidentally trip the GFCI because of moisture (splashing). Make sure it’s dry, hit reset on the plug, then press the main power button on the tub display, then the circulate button - and you’re good to go.
This only happened with one guest but worth mentioning here, just in case.
If it won’t stop beeping after reset, you can leave the circulation off, and text me so I know!
PROJECTOR AND VIDEO:
Download the Nebula Connect app onto your phone, and gain access to YT, Amazon, Netflix.
Do NOT buy movies on Amazon unless you log in to your own ID.
If we see charges on any of our accounts, you will be charged.
You can also use the HDMI cable to run video directly from your device.
The on button is on the back of the projector- it has ON mode and Bluetooth speaker mode.
Please pull the projector screen GENTLY so the screws don’t get loosened from the ceiling.
COFFEE:
Boil water in the kettle that is stored in the microwave.
Use the drip filter over your coffee cup - no need for paper filters.
Pour slowly so it doesn’t overflow. MMMMmmmmmm coffee. There’s also tea.
THE LAND:
So much nature to enjoy - all to yourself - QUIETLY.
No yelling or amplified music or anything else that would disturb this peaceful area.
Have a picnic in numerous shaded spots and hike on private trails everywhere.
Climb the boulders at your own risk.
We strongly recommend you stay in the patio/main area after dark, in case of wildlife.
ON HOT DAYS THIS IS WHAT YOU DO:
Head to the beach, 20 minutes down the hill, and return for an epic sunset and cool starry night.
OR…. there are several areas on the land that stay cool, even if the trailer location is hot.
The Sparkly Tree Grotto behind the container is usually 20 degrees cooler than elsewhere.
The lower trails into the conservancy and in the shallow canyon (to the south) get a lot of shade.
The hot tub can also be a “cool pool” if you don’t heat it fully.
MOBILE A/C UNIT INSIDE TRAILER will take a bit to fully cool down the interior, but it works!
Overhead A/C unit needs the big generator to run, so it’s not worth the trouble
A/C pulls a lot of power but usually should work fine all day with the hot tub circulating, if you are not plugging in any other “power suck” devices. If the inverter beeps, it will probably turn right back on and be OK. If it happens multiple times in the afternoon, then you need to turn off either the A/C or the hot tub circulation until things cool down in the evening. The tub needs to circulate 24/7 ideally… but if you’re choosing between cold air and hot tub circulation, it’s OK - PLEASE LET US KNOW IF THE TUB IS NOT CIRCULATING for more than 24 hours, because it will affect the comfort of the guest that arrives after you, AND means your host will have to work alot harder on cleaning the tub. Go Team! This probably won’t happen. But if you’re reading this…and it DOES happen… then you are not worried.
Once the sun sets, coastal air cools down very quickly. Open up the windows after dark so you can let the cool air in - if you run the A/C all night you will probably drain the solar.
Put all umbrellas DOWN when not in use, since it gets windy here sometimes.
Pack it in/pack it out - don’t leave trash anywhere that wildlife could get to it.
Consider any spills or other materials that would attract bugs/ants/rodents so please be kind!
AREA SERVICES & ATTRACTIONS
You can Instacart, Amazon Fresh, or other delivery here.
Not recommended at night because the driver usually is slow or gets lost!
And make sure the driver knows they won’t see a house, just a gate and the Dreamore sign.

There’s no cell service at the gate so you definitely want to tell the driver to plan ahead.
Closest grocery stores are in Calabasas and Woodland Hills.
Gelsons is 15-20 minutes down Stunt Rd. Also Ralphs, Bristol Farms, CVS, etc.
Excellent restaurants in Topanga include
Canyon Bistro, Inn of the Seventh Ray, Cafe on 27, and Endless Color.
These are all only 15-20 minutes away.
Excellent restaurants in Malibu include
Dukes, Moonshadows, Nobu, Carbon Beach Club, Geoffrey’s, Ollos
Casual restaurants in Topanga/Malibu include
Cholada Thai (my favorite!), Reel Inn, Rosenthal Winery, Country Kitchen (breakfast burritos)
Beautiful beaches include
Topanga, Paradise Cove, Broad Beach, El Matador Beach
Excellent hiking includes
the Backbone Trail, Escondido Falls, Zuma Canyon, Solstice, and of course your private trails.
There’s a professional massage table in the container if you need access.
CHECKOUT INSTRUCTIONS:
Please wash/dry dishes and return to cabinets where you found them.
Leave the windows open (with screens) and close the trailer door firmly. Do not lock it.
Leave the hot tub circulating as when you arrived - but of course, propane heater OFF.
Make sure all propane tanks in the patio - grill, heater, fire table - are closed/off.
Flip water/hot water switches, and all lights OFF on the wall panel just inside the trailer door.
Take your trash if you have space in your car to do that for us (we don’t have trash service yet).
Close the gate behind you and spin one of the numbers on the dial to lock it.
Take a moment before you start driving, deep cleansing breaths, and gratitude for nature.
